Seeking partner for design/build company in Denver

Experienced spec-home developer is seeking a partner to cofound a new design/build company in Denver, Colorado.

I would like to find a partner (or join someone else's company as an equity partner) for the purpose of producing high-quality, well-designed, creative modern homes for the spec market in the Denver metro area.

My vision is for the company to build 3-4 spec homes per year over the next 3-5 years, targeting the $1.2 - $2 mil sales price range. The company might eventually evolve to include custom homes, but the initial focus would be the spec market.

I'm looking for a partner who:

  • has vision and talent, but perhaps lacks financial resources
  • is a good collaborator
  • can demonstrate skills in quality construction, with experience in either remodeling and/or new construction
  • preferably has a GC license
  • believes in building company visibility, brand reputation, and long-term sustainability balanced with growth
  • has an entrepreneurial mindset
  • understands the importance of effectively managing timelines and budgets during the planning and construction process
  • can learn from mistakes and from an ongoing process of reviewing all time/cost factors and results
  • loves modern design

What I bring to the table:

  • track-record of building profitable, modern spec homes on a part-time basis since 2008
  • experience as a solo developer and as a partner/investor in joint-venture projects
  • 14 completed projects and three currently in-process

In addition to my experience, I can also provide the majority of the funding needed to get this new company started and support it in its early stages.

I want to create something that is truly a collaborative project. I enjoy this much more than being a solo entrepreneur. I want to work with someone who has integrity and creativity in order to build something together. I envision a lean startup that can be highly profitable in this strong real estate environment, yet remain flexible without becoming a large and cumbersome enterprise.

Matt, thanks for the plug, that's how I was alerted to the post.

Frank, I'll email you. Your concept is interesting and the timing is good. I'm a GC and looking to get back into home building in Denver (I did some scrape and builds before the recession and loved it, but have been one of Denver's top renovation contractors since then do to a lack of developer connections).
