Looking for Financing Options

Greetings,

There is a foreclosure that I am interested in buying, rehabbing, renting, and refinancing. I'm trying to determine the best options for financing. Based on some initial calculations, factoring the offer and rehab costs we determined the refinance would be around 70% LTV before factoring in lender fees. Any suggestions or referrals on potential hard money lenders or partnerships would be great.
