If you a

  • The first list is a group of 4 SFRs in a suburb of Dallas, TX. All are rehabbed, cash flowing and under professional property management. Asking $625,000 for the package of four. Net ROI on these is 7.3% The seller is motivated and will accept offers.
  • The next tape is in Birmingham, AL. 3 SFRs all recently rehabbed and rented, asking $145,000 with a cap rate of 13.2%. This seller will only sell as a package, but will listen to offers. 
  • Lastly, we have 10 homes in Charlotte, NC. 8 of the 10 have been completely rehabbed from head to toe, the last 2 are still being renovated and will be finished within 2 weeks. These are individually priced and can be cherry picked, but seller will hold firm on price if cherry picked. If purchased as a package, discounts will be considered. Cap rates in the 11% range.
