I am looking for a joint venture partner for a fix flip project in East Orange, NJ. Single family with low taxes for East Orange. Acquisition and rehab is 65% of ARV. The ARV I use is 10% below market value. $50k profit on this deal excellent ROI. Could also do seller financing or lease purchase with end buyer and still have 15%-20%.
