Can you please let us know what the scope of work that needs done is? I have a few buyers that might be interested but it looks mostly cosmetic, also what is the repair estimate and the ARV?

    Thanks

Hey Dan, I would say somewhere around $30-40k depending on what you pay for labor.  I have one quote from Bakers to install a sump pump for about $4k.

ARV is $200k. This is based on recent sales such as 3504 Valleyfield Dr., Allison Park, PA 15101 which sold for $182,000 in June of 2011. That was 1436 square feet and also a bi-level house with 3 bedrooms constructed in similar year. That was almost 4 years ago and that was just a homeowner who had maintained their home.

I typed out a list of renovations.  The formatting might have gotten a little messed up but should still be readable.  The furnace is 15 years old so not sure if you would replace it or not.
