Purchase of the bulk package or split packages have discount asking prices per property.
The bulk package and smaller packages are already approved by a lender for financing if you want to or need to explore that route. Individual properties are priced as such.
Approximately half are leased with a cash flow average of near 10%. The remainder are rent ready, professionally rehabbed/remodeled and currently being marketed for lease.
Passive cash flow is in place.
An opportunity for the buy and hold investor that may want to establish their own passive cash flow parameters on the vacant professionally rehabbed/remodeled rent ready homes is present here as well.
