Did I make a bad investment? New owner of a triplex in CA

  • I am a new home buyer with a NACA loan that allowed me to purchase my triplex without a down payment. I worked with an agent who encouraged me to put in an offer $45,000 over asking in 2022 (Bay Point, CA). I've owned it for 3 years (I live in one and rent out the other two), property taxes go up every year, my all in with taxes and insurance was $4300 and now is $4600. I've put it on the market but if it doesn't sell, I need some guidance about what to do?

1. Did I make a bad investment?

2. What are some creative ways to generate revenue to off set costs? (ie: group homes, elder care, etc.)?

3. If it doesn't sell the traditional way, how else can we market it to reach more investors?
