Non-Owner Occupied 4 Plex Lender Rates

Looking for a lender on a non-owner occupied 4 plex in Los Angeles; 25% downy payment. Tier 1 credit. I have a rate of 6.5% from a buddy, but I’m trying to see if anybody can beat it.
