Accountant Seeking Mentor

Hello everyone,

I am a corporate accountant based in the Philadelphia area. I currently own one property (it's a single family home that I rent), but want to expand my portfolio by purchasing some multifamily units, rehabbing, and eventually building. I am seeking a mentor within the greater Philadelphia area who can provide guidance on raising capital and investment strategies. Personally, I find the idea of purchasing property at a PA upset sale or judicial sale and flipping it incredibly promising, but understand there are some serious challenges that come with this. 

I do have some real estate experience, but it is minimal. Currently, I specialize in financial reporting, crafting 10-Q/Ks for public companies, proxies, GAAP consolidated financials, and private investor reporting. In exchange for mentorship, I can offer my accounting experience to assist with your real estate portfolios. This includes creating financial reports, ensuring compliance, analyzing data, etc... I understand that many creditors may request GAAP financials depending on the size of the debt/loan to then audit (I am not sure how prevalent this is for smaller real estate investors), I can provide these services. Just a point to note, I am not a tax accountant, so for those matters I won't be able to assist, but I do have a strong network of accountants who can readily provide tax services.

In my opinion, you should not be looking to raise capital if your only experience is one SFH.
Especially if you want to raise capital to do items you never did before(PA Upset sale, flipping, etc)
