10% down vacation home loan for US citizen living abroad ?

Does anybody have experience with obtaining vacation home loan with 10% down for a US citizen living abroad? Or if not, at least give me reference to a lender that might possibly be able to do this? I have a client living and working in Singapore (US citizen) who is looking to buy a vacation home in Miami to have a place to stay when she returns to the US throughout the year. Any advice is appreciated, thanks!!
