 Hey Shannon! if this is something you seriously want to pursue I would begin cold calling owners using websites like propstream to scrape the data on the potentially motivated and distressed owners that would be willing to do that. You'll want to develop a relationship with them as providing a land contract to you means you are their bank and they will need to trust you quite a bit.
