Newly built apartment building for sale
I am not sure what you are looking for but I an apartment that is going to be a great investment opportunity. So I buy schools that have closed and convert them into high end apts. We build walls in front of the existing concrete walls, so insulation is amazing. There is 15 apts ranging, 6- 2-bedroom apts, 2–4-bedroom apts and 7 -3-bedroom apts. the 3 and 4 bedrooms have 2 baths, the master has a walk-in tiled shower. The 2 bedrooms have a tub shower combo. each apt has their own NEW hvac and air conditioner. Covered decks at ea apt. with outside water and outlet. All new electric, sewer, water lines, new drywall, crown Moulding throughout apts. These are oversized apt. the sq ft range from 1200-1800. Large kitchens, all have islands, and are furnished with New HE washer, dryer, stove, refrigerator with ice makers, and dishwashers. Bathrooms are tiled floors, kitchens vinyl laminate, and carpet in Living rooms, and bedrooms. We have water shut offs on all sinks and tubs and showers to avoid water issues. Brand new sprinkler system. New Landscaping. We have 100 % occupancy, with a waiting list. I own the construction company that have done all the renovations. We only have a hallway to complete with drywall and carpet. We do plan to sell the property because I don't really want to make a trip to the property if there are any issues. There are security cameras around the property. The rent includes gas, electric, water and trash. The monthly expenses are approx $125. per unit during the coldest months. And the rental prices could easily go up in price, but until its sales I probably won't increase yet. It is in a very nice town Malvern, Iowa. with is located 30 min south-west of Omaha NE. The town has a brand-new school almost completed. I wouldn't expect much for upkeep expenses for the next 10 years. I plan to start at the price of 3,000,000.00. Won't find anything that has so much all new.
