I am actually curious where you could build a 4-unit for less than this

land cost in King Lincoln, Woodland Park, OTE, southern orchards, Franklinton, south of main, etc etc is all under 50k right now. we rezone for triplex. contract to build 350k for 2004 sq ft. 174 a sq ft. appraised 550k. full return of capital and repeat. how's that? all over urban core of columbus. more efficient, 1% rule even on the exit purchase. and new construction appraises for 20%-25% more than existing inventory. we have full control of everything unlike buying old. this building is 123 years old.
