Fix and flip partner/ joint venture

Hello fellow forum members

I hope this post finds you all in good spirits. I'm excited to share that I'm venturing into my first fix and flip project and am currently seeking funding to make it a reality.

About Me:
I bring over 7 years of experience in the remodeling industry, having worked on various projects and gained a deep understanding of what it takes to transform properties.

Funding Request:
I'm looking for financing to cover 100% of the purchase and rehab costs. In return, I propose a profit-sharing arrangement of 60/40 in favor of the lender. Additionally, I'm open to discussing placing the title under the lender's LLC/name for added security. Why Invest:

  • The property will undergo comprehensive remodeling overseen by my years of experience in the field.
  • The 60/40 profit split offers a substantial return on investment.
  • I'm committed to maintaining transparent communication throughout the project.

I'm confident that with the right partnership, this project can yield significant returns. I'm open to discussing further details and answering any questions you may have. Looking forward to potentially collaborating with some of you!

I'm new and could be way off, but I would find a deal then show your plan for a property and what the investors return on investment would be if they did a JV with you. Would probably be more likely to get a partner for a venture. Find the deal and you will find the $$ is what I keep hearing!
