Hello everyone, I am looking for lenders that have investment loans under 8% on a 4 family with 20% down in Missouri.  The loan can be conventional or other option.  Happy to provide any other details that may be helpful.

Michael, I believe your best bet may be a DSCR loan. This will allow you to purchase the investment property with 20% down and get a rate in the range you are seeking. A lot easier process than conventional underwriting. I would recommend seeking out an investor-focused broker/lender.
