We are seeking funds between $50Kto $265K to repay in 25 yr., no prepay, interest only payments. Properties in Ilinois and Pennsylvania. Minimal equity and does not meet any hard money lenders' requirements -- we've tried. Will close through escrow. Please contact soon. Thanks.

If a HML will not fund it then probably no one can. Why not go conventional style loan where you pay P&I payments. You could get financing for that type of deal. The 25 years also may be kicker where you could amortize longer period but have a balloon.
