Need a Creative Lender or Investor
My partner and I are experienced lenders and flippers. We raise $ from investors and then lend it to flippers and make the spread in between. We want to concentrate solely on the flips and are looking for a creative lender. We have completed about 25 projects in the past year. 24 have all closed on time and one was 4 days late. We only lend for 6 months or less; most of our deals are 5 months or less. We only fund lipstick (flooring, painting, kitchens) deals that will never require permitting. Our clients are very experienced flippers that do this for a living so they understand they must finish the project on time or face serious consequences.
We are looking for a lender or investor that will provide 100% funding with a six month or less balloon and in return they can charge a higher interest rate, say 16 to 18% for the privilege of a balloon so everybody wins
We would also be satisfied with a 90% LTV and 75% APR deal as long as it was a six month or less balloon at the higher interest rate so again everybody wins.
We would greatly appreciate an introduction to an investor or a commercial HML or PML that can accommodate us. thanks
