Looking for wholesaling mentor

I understand it might be cliché, but I am looking for anyone to help me learn the ins and outs of wholesaling, I have watched tons of videos and read articles and I don't have anyone who doing or even knows what wholesaling is. Any advice, tips or DM's are greatly appreciated and TIA.

@Lydia R. is 100% right. The process of wholesaling is simple in nature but the rules around it are very dependent on your municipality. Here in Chicago only licensed real estate salespersons can wholesale. I think you can do up to 3 on your own before the rule kicks in.

But generally, you'll need more money than most youtube videos let on. Yes, realistically you can look up someone's phone number and just call them and hypothetically get something under contract, find an end buyer and assign it for a cool 20k or something, but the reality is you'll need a CRM to keep track of who you're calling, you'll need a multi line dialer, you'll need to pay for the data to find the motivated sellers, you'll need time to practice and sharpen your scripts because you'll get a lot of rejection, you'll probably want to send out some sort of mailers or follow up.


To find these people, you can look on your local rei facebook groups and just start connecting with people
