Greetings!

We have another property available in Cypress (NW Houston) with the following numbers:

Square footage: 2428

Bedrooms: 3

Bathrooms: 3

Garge: 2-Car Carport

Year Built: 1965

Price: $135,000.00

Rehab: $30,000.00

ARV: $220,000.00

This property sits on two lots totaling nearly an acre in land. This leaves the investor with at least three options:

I. Rehab the property and sell it with both lots for $220k.

II. Subdivide the lots; sell the vacant lot for at least $25k; rehab the property and it sell it with the lot it sits on for $195k.

III. For the overly ambitious, you could subdivide the lots and build another property on the vacant lot. ARV would depend on the size and quality of the new construction.
