OREGON Deal that comes with SQUATTERS

Found a great deal on a rural property in our hometown where good deals are especially hard to find these days. Think we can get it for 300k ARV 480-520k, we can rent it for 4000/mo... Only problem is there is a family squatting there..... No lease agreement. I believe they are owners family... Drove by house and it looks in great condition as of now. No inspections or showings allowed and no contact with tenants allowed until close of escrow. "Seller will provide Bargain and Sale Deed to buyer at close of escrow". Should we do this? I ve heard about the horror stories, but I've also heard success stories.... We are funding ourselves so time is on our side, that is if it takes 90ish days to evict them... We are going to hire a real estate attorney to write up offer and advise but I wanted to know if anyone has experience with deals like this in OREGON, ever dealt with a "Bargain and Sale deed" and have any general advice.
