help with total cost analysis please

I'm looking into buying a triplex or a quad to house hack and am looking to at least break even. I am worried about not having enough savings. I am a first time home buyer and am looking to get an FHA loan. My biggest fear is underestimating cost. How much would it cost to do my do diligence? When I hire an appraiser or a home inspector will I have to pay per house? What are some other unforseen costs? What will I be able to roll into my mortgage? How much extra should I save?
