Leases.... can they be in layman's language, or legal jargon?
Leases.... do they have to be full of legal jargon, or can they be simple and straight to the point?

They can be as simple as you want. Lawyers changed what could be a one page agreement into a 14 page mess (state/org depending)
That said best to use propagated leases.
