Portfolio Loans | Estate Purchase

Hello BP,

If I was looking to purchase multiple properties from an owner or group of owners, is there a such thing as a Portfolio Loan?  I'm wondering if the bank would give me one rate for multiple properties or if I was purchasing from an estate sale. Please let me know if this is possible.

If not, what are some other creative financing ideas?

You will need to look into a commercial loan to have multiple properties attached to one loan.  Otherwise, you will need 1 loan per property.  You can ask the owner to carry and receive payments on the portfolio, or find a private lender who may be willing to do it also.
