SDIRA for Real Estate Investment

Does anyone have any tips/guidance/best practices for marketing a small SDIRA account for private lending / partnering on RE deals? I have a relatively small SDIRA that I'd like to be able to use to hold property with in the future but need to grow so I can avoid debt leverage.
