Finding funding on short notice

Hi. New-ish investor. We have one rental, conventional. A property just popped up that I really want, but have nothing lined up since I wasn't really looking right now. Can I make an offer with no pre-approval? Will a realtor work with me? Can I make the offer then try to get financing lined up. I have some equity in my primary and my rental, and some cash....prob enough all together. What's the best approach, or do I have to sit this one out?
