Pulling equity out of properties 40-50k.

After buying a property for 40-50k cash, I'd really like to pull some equity out of the property. Has anyone here found a way to do this that would make sense? Right now the most I can think of would be trying to get a HELOC, but I've heard many people say its impossible to get a HELOC in that range. Any thoughts?

Local banks may be the best option. 

Another strategy is to "bundle" a couple of properties together to get more equity and make it worth the banks time to underwrite give the loan.
