Loan question or suggestion

I am curious to see what people have to say about this or if there are any suggestions. My wife and I have a group of people we know that want to invest in self storages. Each person is going to put in $50,000. My wife and I would like to invest with them and put $50,000, but the usual issue is we need to find the money. We currently bought a long term rental and the tenant moved in this month. We used our HELOC to purchase and rehab the place. So HELOC is not an option. Is there any financing option we should look at or specific loan? We would like to get in this opportunity and are just starting our real estate path and just looking for advice. We both have W2 jobs. Thanks in advance
