Looking at a multifamily deal in Ohio

So I currently have 30k in capital and looking to find a private lender to help fund the rest of the down payment on roughly a 389k duplex in Ohio. So I plan on getting the money from the private lender for down and use a DSCR loan to acquire the property. When I buy my next property in multifamily I want to get a 4 or 5 plex and keep exponentially growing. Can I use the same process and use a private lender for the down payment and then use the DSCR loan again?
