Seeking a Home Equity Loan to payoff HELOC

Hi BP community,

I'm seeking a Home Equity Loan provider in CA so I can utilize the HEL to payoff our HELOC (30 year, fixed rate at 6.5% with a 10 year interest only timeframe before paydown). I don't want to do a cash out refi because the combined first and second (HELOC) would make it a jumbo loan, so I'll be paying more for the fact that it's a jumbo and cash out refi. I have a 2.875% on the first and cannot find cash out, jumbo loans that'd make sense to go the cash out refi route.

Any thoughts, suggestions that I may be overlooking, not considering would be appreciated.
