Seeking Lender for refinance on a 4-unit

I own a 4-unit that generates very good positive cash flow. I've made many improvements to it and have managed it well. I have an almost perfect credit score, but I don't work a day job, so my only income is from what the income property brings in and the banks don't seem to want offer me a loan unless I'm working a day job for a while. The building has roughly $200,000 equity and I'd like to refinance to get rid of the PMI and use some of the equity to buy another building or add units to this one. Can anyone make any recommendations?
