Fast Funding Inc - experience?

Anyone familiar with Fast Funding Inc www.fastfundingsinc.com ? Looking at their loans and got an offer for 3% on a loan to purchase an investment property. I haven't worked with personal lenders before - is it typical that I could get a much lower interest rate with them than with a conventional lender (5%)?

  1. No mortgage or real estate broker licenses to be found.
  2. Promising an unrealistic rate.
  3. A whole crap done of super basic grammar/spelling errors, like "what is are unsecured loans?" and "We, at Fast Funding INCe charge upfront charges called Loan Origination Fee"
  4. Most recent testimonials are from 2013, but the website was only created in Feb 2019.

I hate to be blunt, but yeah good luck with that and bye bye $5000 "application fee."
