Investment morgage websites?

Question

Do you have any favorite websites for current rates/terms for mortgages on 1-4 family rentals?  I've googled, but just found sites with quotes for loans with points.

Here are a couple good sites I use to see where rates are:

AimLoan and Amerisave both provide instant quotes for investor properties.

Here's a link to a Forum thread on FatWallet.com discussing mortgage rates.  it's geared more towards owner occupied rates, but there's some investment financing discussion sprinkled in.

They aren't going to do portfolio loans as brokers.  If that is what you need you need to seek a local broker.  Any of the Upfront Mortgage Brokers on The Mortgage Professor's site are good.  Amerisave is the best though IMO.

BMC Capital is very good for apartment loans.

There are many BP threads on investment properties 5-10 for FNMA financing.

I just did a chat with Amerisave.

They said that an investor can only own 4 investment properties under the new government regulations.

They only fund up to 4 units.I asked if they did portfolio loans of 4 unit buildings and they said NO.

I missed that Amerisave did investment too, asked about it after I closed with them on my primary residence.

You have to enter all the info for a quote first, then on the next page when the rates are displayed, you have to change one of the selections from 'Primary Residence' to 'Investment Property'.
