20% Down Payment On Multi-unit In Fort Walton, Florida area?

Grettings,

I have a 4plex that I am in communication with the owners. I pre qualified for 25% down but really only want/can put 20% down. Curious if anyone has any references for a lender that can do 20% down in FL. Thank you!
