South Florida Lending

I am currently looking to buy and hold a duplex in south florida. I will be going in with three other partners all varying skill sets and adequate funding. I have reached out to dozens of community banks to no avail. I have been tempted to contact a broker but many in the industry (Not on BP) have advised me to steer clear of brokers. Lending has left us at a standstill. Can anyone elaborate why brokers would or would not be a good option? Any advice?
