First duplex Looking to refinance and cash out for next property.

Hello Everybody,

I just recently closed on a duplex in Milwaukee.

Details; 

Has long term tenants and making an income of $1,100 a month.

I do not have W2 income.

House is under my LLC.

I'm looking at refinancing and advise from people who use this strategy. I've been looking at a few local Credit Unions and contacting lenders.  What is usually necessary to refinance a property under these conditions?
