Private loan or Investment - Need Advice Please!!

Hello BP family!!!

I met someone years ago from Vietnam that currently has several businesses and has accounts in Hong Kong.

After speaking to him yesterday, he said that would gladly let me borrow money to invest in RE.

He is not looking for monthly payments. I either pay him a % on an annual basis or make treat it as an investment where we become partners.

Not sure how to structure this. I really don't want any issues with uncle sam.

Money coming from offshore and not paying it back with monthly scheduled payments, may look suspicious. Perhaps I am over thinking all of this.

Can you guys throw in your two cents?
