Should I do a full refinance to get started investing

I am a local real estate agent in the Northern Va area. And I have been a realtor for over a year. I have about $100k in equity in my home. And I would like to refinance to get the equity so I can begin investing in real estate. I want to get it while interest rates are still very low. I would love be to get you input on whether you would consider doing the same.
