BRRRR Strategy in Cleveland Ohio

I'm looking at purchasing a MFR property in Cleveland, OH and i'm wondering about cash out refi options. My hope is to use the BRRRR strategy and pull money our immediately after the property is rented. Does anyone have recommendations for lenders who will allow this without long waiting periods? I'm hoping to find an %80 LTV cash out refi option.

I use Huntington Bank and they require a 6 month seasoning period after purchase but that usually gives me time to rehab and rent out for a good appraisal.
