+AAA Credit - what option(s) are best

10 year Realtor w/ +AAA credit and ~50K.

1) what should I do with my cash? Towards the loan or towards the rehab? Or split it depending on the terms my or other people will give me?

2) what type of loans should I be going after (a side from possible personal f/f investors)? Interest only? Personal lines of credit? HELOCs? LOCs from local banks.
