Buy portfolio and refi to individuals?

Brandon Hatch
Posted

I need some help with a creative solution.

I am under contract for 8 houses that are each selling for $67k, for a total of $540k. I want to find a loan solution that allows me to buy them, sell a few, and then keep the remaining ones, breaking even from my proceeds on the few I sell. Each house is worth between $100-$140k. Any recommendations? Looking for a cash and fee efficient solution.

@Brandon Hatch

A portfolio lender would consider funding it. The key consideration is they may want 100% of the funds from the sale to go to them to pay down the loan until loan is paid off. So if that was your intent then yes it could happen but remember if you buy it for $67k and sell it for $100k and take $100k to pay down the loan you still owe Uncle Sam taxes on that profit.
