Financing luxury boxes

We have started creating luxury boxes out of shipping containers. They are custom to the end buyer for extra office space, kitchens, etc. Some buyers don't have 30k - 60k on hand. So, we're working on being able to finance them to the end buyer. What does financing a luxury box out and becoming a bank look like? (Side question could we use whole life insurance as a bank/lender to buyers and structure it like a traditional loan?)
