Loans for Vacant Land w/Cash Flowing Billboard

How would you recommend going about getting a loan for a vacant piece of land with an existing billboard w/long term lease that produces positive cash flow?

I'm not sure if a bank is the best route to go or if a private lender would even loan on something like that.

What do you recommend?

    @Thomas H. this forum is more for residential stuff. You can certainly leave this post here of course but I think you will get a TON more responses in the commercial forum.  Try there and see what they say.

    @Thomas H...is that property in CA?  You're likely going to either go private money and/or very local bank/CU (But that still might be tough).  Where's the property?
