STR Southern California - Big Bear

My husband and I are looking into purchasing a STR in Big Bear. Anyone currently investing in Big Bear and have any recommendations? What is the occupancy rate? Is the demand different based upon the size of the house?

This will be a purchase with friends. Any recommendations on the partnership? It will be 50/50 finances and responsibilities.

Also open to other areas in Southern California for a STR.
