ARV on a commercial property?

Hello!

My question is how do I know my ARV on a commercial property when there are no comps within 2-3miles? This property is a 6 unit that is listed for 200k and rents are between $750-$800 monthly. Needs some work but just cosmetic updates. Maybe a 8%-9% cap rate.
