I want to buy my Neighbors house

My neighbor owns his property 100% debt free and is looking to move in the next month or so.

I asked if he would be interested in selling to he and he said sure.

I asked how he felt about about owner financing and gave him all the pros of it.

He said he was not interested because he wanted to use the money to pay off his truck and buy his wife a new car.

What are some creative ways that I can still do the owner financing and he can still get his car stuff?

All help is highly appreciated. This would be my first property.
