Arizona HELOC / Lender recommendation

Hey guys I've decided to pull a HELOC from the equity in my primary to get started investing. Was curious if there's anyone you guys would recommend locally in Arizona for HELOCs based off of higher LTV they offer, lower interest rates, or a connection of yours. And while I'm at it, does the lender need to be in Arizona for a HELOC? Thanks!!

@Justin Tomsic I spent 1 month researching HELOC lenders and I discovered many questions I never thought of at the beginning, such as:

  • is there an option to lock the rate for a draw? If yes, what is the fee?
  • is there a max amount I can pay off daily, weekly, monthly?
  • is there a min draw amount?
  • max LTV for best rate? (some heloc lenders allow you to go 70% LTV but rate is significantly higher than 80% LTV)
  • is there an annual fee?
  • is there an early closing fee?
