Made a Mistake on Down Payment

Hello All,

I bought a duplex and put 45,000 down rather than house hacking (numbers didn't make a lot of sense after moving out of the house hack) thinking that I could borrow against this 45,000 later on. Turns out I can't get a HELOC on a rental property? Is there anything I can do to borrow against this equity?
