Investing in your 20s

I’m 25 years old and would like some input on investing in the real estate market. I have roughly 80k cash saved up. The average cost of a residential house in my area goes for around $250k. Do you guys have any advise? What are some good book or educational resources?

@Matthew Perry Would you recommend that over a house such as a 3 bed 2 bath. Rent out 2 of the rooms?
