How can REIs positively impact the community?

I know that financial independence is going to be the result of my business (For all of us!), but how can property owners/managers have a positive influence on the community? my company plans to provide more affordable units than what is typically available in my area. Not necessarily as a means to attract more renters, but to do what we feel is right (the "expense" is already worked into the equation). I am not looking to provide monetary donations to other community programs, but would be willing to invest significantly in some sort of community outreach program of our own. What creative or innovative ways have you seen RE businesses make their mark on their respective communities?
