Salon Suite Business / Real Estate Investment

I was hoping to look for some advice. I have been wanting to get into more investing in the near future. I am not in the financial state to be able to invest largely in any properties right now, that being said...

I have always wanted to own a salon suite. In my area there are only one so far. This business is BOOMING in other states. I currently own a salon. I have the idea of looking for a property and fitting it out into suites that would all be some type of salon. Depending upon the building negotiation and build out, the potential in cash flow here is good. I would love anyones take on this.

I know a lot of you have criteria you go by when searching for properties, what requirements would you look for in a building that you're turning into suites for rent ?

I have the potential of doing this on my own, finding an agent, negotiating, planning build out, business planning all myself + with an investor putting out the cash. ... or there is an opportunity to do  this with a consulting company who has had much success in this, presents you with locations, helps you with the entire thing start to finish  + obviously would still need an investor. Which way would you choose + why ?   Can anyone offer insights ? I would love to hear !

Thanks in advance !
